SET A BUDGET

Understand where your money is going before you add home expenses to the mix. Consider all your monthly bills and any existing debts, like car or student loans.

Your down payment is also a key part of you budget. Will you purchase with the minimum 5% down payment, or are you planning on putting down the conventional 20% down payment? Both options come with different terms and rate options that a lender/broker can help you understand.

WHAT'S AFFORDABLE?

Your lender will work to calculate your Gross Debt Servicing Ratio (household debt to income ratio) and Total Debt Servicing Ratio (total debt load to income ratio). 

A stress test is also required by CMHC to protect you from borrowing more money that you can afford, given a future change in interest rates.

GET PRE-APPROVED!

This is a critical step before starting to look at homes. Find a lender or mortgage broker who is experienced and provides great service. 

This sets you up to be successful in an offers situation as sellers are not only considering price, but the conditions of the offer in a competitive environment.
